Renovating & Remodeling

From screened porches and kitchen updates all the way to whole house renovations, John Marshall Custom Homes has been remodeling homes of all sizes for nearly 20 years.  Our whole house renovation at 227 South Thompson Street in Davidson took First Prize in the Lake Norman Homebuilders Association “Best of the Lake” competition for large renovations, and a recent project in the River Run neighborhood in Davidson, NC took first place for kitchen renovations.  In November of 2021 we were awarded another 1st place for renovations in the “Best of the Lake” competition.

We do projects of all sizes.  Some of our recent projects include an addition of a billiards room, media room and bathroom to a historic home on Lorimer Road in Davidson, and another house in Davidson where we updated the kitchen and bathrooms as well as finished the basement.  We’ve done some nice outdoor projects as well, including screened porches and covered porches with built-in grills.  Recently we’ve been hired by some of our new home customers to add pool houses or finish basements, which is a testament to their satisfaction with the home we built for them.

The first stage of developing plans for a renovation is to develop a schematic design, which is simply a hand sketch showing a proposed floorplan and an exterior elevation (if you don’t have the blueprints for your home, an architect will typically invest some time in creating one for you).  This sketch allows you the customer to offer feedback, and it allows us as the contractor to begin generating a set of specifications and a more precise cost estimate for your project based on our substantial experience with renovations and remodels.

From there, the architect will take the hand sketches and convert them to CAD drawings.  These CAD drawings will have a greater level of detail, such as precise room dimensions and window and door sizes.  With this information we are able to send plans out to our trades for estimating purposes, thus increasing the accuracy of our cost estimate.

Finally, with your approval the architect will have the CAD drawings reviewed and sealed by a licensed structural engineer, as well as add additional details that are required by the governing county so that plans can be reviewed and permits issued.  Concurrent with this work we will continue to update our specifications and cost estimate, and can also offer design services to help you with interior and exterior selections.
