  • Where Can I Get Plans for My New Home?

    John Marshall Custom Homes works with excellent local architects including Nicole Perri of Nicole Perri Architecture, and LaBella Architects.  We can also build a plan that you bring to us, whether that is from another custom architect, or a “stock” plan.  Note that stock plans will need to be engineered by a local structural engineer to make certain that they meet the requirements of the North Carolina Residential Building Code as well as the local municipality where the home is to be built.

  • What is the timeline for the project?

    The timeline for a new home varies depending upon the size and complexity of the home, and whether it is built on a basement or crawl space foundation.  But, expect that construction of the home will take around twelve months once permits are issued, and possibly more for larger homes.

  • What is the total budget for construction?

    Construction costs vary depending on the size of a home, and also the finish level of a home as well as the structural complexity (or lack thereof) of the home.  As the architect advances plans, we provide a thorough cost estimate that helps the customer to understand what is driving the cost of the home.  This estimate becomes more precise as the plans progress from sketches to a pricing set and finally to construction drawings.

    Having made the above qualifiers, you can expect that a new home will cost between $300 and $400 per square foot of heated space.  Factors such as the size of unheated components such as porches, garages and basements will determine whether the cost to build your home is on the low or high end of that range.  Regardless, we will provide a very detailed budget to help you understand what makes up the cost of your home.

  • How Can I Possibly Make All of the Selection Decisions?

    Yes, there are a LOT of decisions to be made about your new home.  We are a CUSTOM homebuilder, which means you get to decide everything about the finishes of your home, from flooring to cabinets and even down to the color of the grout we use on the tile or whether the polyurethane on the hardwoods is water based or oil based or has a satin sheen or a glossier sheen.  We are not a SEMI-CUSTOM builder that gives you a few choices to make.

    Here’s the good news:  John Marshall Custom Homes provides interior and exterior design support on all of our new construction projects.  Designers not only bring their design expertise to your project, they also help you stay on time and on budget.  Some of the local designers we work with include Kathryn Lilly Interiors, Tara Setzer Design, and Dominique Dulaney Interiors.  If you have your own designer, we are also happy to work with them.
