What’s the difference between remodeling and renovation?  That’s a great question, and sometimes the lines can be blurred, but in general a renovation entails moving walls around, whereas a remodel largely involves working within the existing walls of the home and just updating fixtures and finishes.

As such, an architect is less important for a remodeling project, and possibly not needed at all.  An interior designer is typically very important in a remodel project, although some customers already know what they want, and hire us to implement their desires.

An architect is definitely needed for a renovation project.  John Marshall Custom Homes has excellent relationships with local architects such as Nicole Perri Architecture and LaBella Architects, both of which are very experienced in transforming homes to better fit their owner’s needs.

  • Do I Need an Architect?

    Whether an architect is needed depends on whether you’re contemplating a remodel or a renovation.  A remodel typically entails changing finishes and fixtures, but not necessarily changing walls, at least not to a significant extent.  For a remodel, a good designer is needed, but an architect is not.

    For a renovation, you definitely need an experienced, qualified architect AND a qualified designer.  Fortunately, John Marshall Custom Homes has relationships with both local architects and designers so we can help you with either a remodel project or a renovation.

  • What is the timeline for the project?

    The timeline of a remodel or renovation project is completely dependent on the scope and complexity of the project.  Frequently, remodel projects do not require architectural services and sometimes do not require extensive engineering and/or plan review by the governing authority.  These factors alone can shave months off of the time of a remodeling project compared to a renovation.

    Renovations, particularly whole house renovations, can take just as long as a new construction project, sometimes longer depending upon what surprises present themselves during construction.

  • What is the Financial Structure of These Projects?

    The financial structure of a construction project can be broken down into two broad categories: fixed price or “cost plus” (sometimes known as “open book.”)

    With a fixed price contract we offer a guaranteed price, plus or minus any changes in costs based upon the actual cost of selections relative to allowances.  We thus bear the risk of market changes in costs, or estimates that were off.

    A cost-plus contract is just that, an agreement that the total cost of a project will be whatever costs are needed to complete the project, plus an agreed upon markup or fee.

    Generally, with large renovation projects, especially on older homes, we utilize a cost-plus approach which also entails increased transparency into the actual costs of construction.  Unless we break into all of the walls before construction begins it’s just impossible for anyone to know what you’ll run into, so a cost-plus arrangement is the fairest for both parties.

    Regardless of the structure of our contracts, our estimates are very detailed, and our project management portal Co-Construct offers great transparency into the financial aspects of a project.

  • How is the project initiated?

    Before we engage architects or designers, we want you to be comfortable with using John Marshall Custom Homes.  You are welcome to come through any of our active projects with us, and we are happy to provide contact information for our prior customers so you can talk to them about their experience.

    Depending on whether your project is a remodel or a renovation, the process will begin with visits by us and one of our designers or architects who will work together with you to craft a vision for your “not new, but definitely improved” home.  Through subsequent meetings these professionals will develop plans and design boards which we will then use to begin preparing specifications and cost estimates for your project, ultimately culminating in a successful project and a home that you are proud to continue to call your own.
