MILL HOUSE PROJECT IN DAVIDSON

The Palomino Mill Village was a neighborhood of “mill homes” which were built by a nearby cotton mill for their workers.  In 2017, John Marshall Custom Homes became the owner of one of these mill homes when we purchased property for the expansion of our Carnegie Mews pocket neighborhood.

In 2019 we moved this mill house over to a lot that we owned on the corner of Grey Road and Dogwood Lane in Davidson.  There, in addition to a new foundation, the home was stripped to the studs and completely renovated.  The flat ceilings were vaulted, a primary suite was added to the rear of the house, and in addition to all new windows and insulation, we created a great living spaces as well as a fun loft that is accessible by a ship’s ladder.

While the mill house was completely modernized, it retained its modest size, going from about 900 square feet to 1150, and kept all of its original charm.  This is definitely one of our most interesting and enjoyable projects.

CONSTRUCTION DETAILS

Moved the house to Dogwood Lane from its original location on Delburg Street.  Placed the home on few footings and a new crawl space foundation which was sealed and conditioned.  Added a large front porch in place of the original small stoop.

Inside, the home was completely gutted and we installed all new wiring, plumbing and mechanical systems, and improved the thermal envelope with new Andersen windows and spray foam insulation.

We removed the flat ceilings and replaced them with vaulted ceilings.  To support the hip roof we installed two large glulam beams which were then wrapped with a southern yellow pine veneer and whitewashed.  We kept the original hardwood flooring and added new flooring in the new primary suite.

A cantilever on the right side of the home created additional space for a deluxe kitchen complete with an island.  The vaulted ceiling allowed for a loft space which is accessed using a ship’s ladder.
