Renovations and remodeling have been a key part of our business for nearly 20 years.  Our first whole house renovation was a ranch home on South Thompson Street in Davidson in 2006/2007.  We completely gutted this home and added a second story before completely modernizing the home with all new finishes.  Our efforts were recognized with a “Best of the Lake” award from the Lake Norman Homebuilders Association in 2007.

Since then, we’ve completed dozens of successful renovations, ranging from whole house renovations like the one above, to smaller projects such as adding a new bedroom where there was once a two-story family room.

Renovations involve adding on to the footprint of the home, and/or moving around existing walls.  There are typically surprises involved, which is why it’s imperative to have a seasoned construction manager who understands solutions to these surprises and can bring in the right professionals to solve them in a manner that prioritizes quality and respect for your dollar.

  • What is the timeline for the project?

    Timelines can vary greatly for renovation projects, depending upon the scope and complexity.  A true renovation will take just as long as a new home build, perhaps longer if you’re renovating an older home that may present some surprises.

    We will prepare a detailed project schedule as part of our proposal to you, and keep you updated with changes as the project progresses.

  • What is the total budget for construction?

    John Marshall Custom Homes utilizes Co-Construct/BuilderTrend as our project management portal.  As part of our proposal to you we develop a detailed set of specifications and cost estimates for all of our projects, including renovations.

    The actual cost of a renovation can vary widely based upon the scope and complexity of a project.  Particularly with older homes there can be surprises, and I always advise customers that the cost of a project is in large part of tradeoff between how much of the existing home you wish to preserve versus how much you are willing to spend.

    An excellent architect can help keep renovation costs to a minimum.  Avoiding the temptation to move a wall a few inches or a foot or two is key, as seemingly minor changes can have significant cost implications, particularly if the wall being moved is a bearing wall.

    As a customer, preparing a prioritized listing of what you hope to achieve by renovating your home can help focus the process and avoid making changes that don’t help realize your most important objectives.

    Along the way, Co-Construct maintains actual costs so that the customer has transparency into the financial aspects of the project.  Any changes in scope or specifications must be approved in advance by the customer.

    As a final word, I often advise people that renovations are not necessarily a way to save costs versus just building a new home.  Oftentimes, the opposite can be true.  But, if you love your location but don’t necessarily love your home, a renovation may be the best route for you.  And, having done dozens of renovations over the past 20 years, John Marshall Custom Homes is a good choice for your renovation.

  • How is renovation project initiated?

    We are happy to visit with you to see your current home, and also to better understand your objectives in undertaking a renovation project.  Early on in the process we will introduce you to one of the qualified architects that we work with.

    The architectural design process begins by creating a floorplan of the existing home (if you don’t already have one), and then creating a series of options for your review.  Oftentimes these initial drawings are hand sketches with enough detail to allow the customer to select a preferred option or suggest changes, and enough for us to start to develop a preliminary estimate.  Plans are then typically placed into CAD, and more precise measurements and details such as window sizes are added.  The resultant set of drawings is known as a pricing set.  With this pricing set we are able to get firm pricing from many of our subcontractors for items such as windows and doors and flooring.

    Finally, with your approval the architect will add the structural details to the pricing set, and the resulting drawings are what is known as construction drawings or a permit set.  With this set we are able to lock down additional pricing details, and also apply for permits so we can begin renovating your home.
